Yuriy Gelfman brings a wealth of hands-on experience to ACCRE, having co-founded and bootstrapped another multifamily investment firm, Olive Tree, that acquired 17,000 apartments between 2017 and 2022.
Recognizing the limitations of traditional deal sourcing, Yuriy pioneered a proactive approach to overcome the pitfalls of reactive deal flow, significantly improving win rates and transaction investment returns.
To enable transformative results, he developed a comprehensive, data-driven 360° investment process, optimizing market selection, property segregation, and prioritization of value-add improvements to consistently deliver superior returns.
At Olive Tree, where Yuriy served as co-founder and Chief Investment Officer, he co-led the acquisition of 17,000 apartments, and, after executing comprehensive asset management plans, he co-led the monetization of 25 acquisitions representing 6,700 units with an average 55% deal-level IRR.
After 6+ years of success at Olive Tree - implementing and refining his playbook - Yuriy realized that the challenges he faced as a Chief Investment Office of Olive Tree are universal across the Multifamily landscape.
This realization gave rise to ACCRE, with a mission to maximize, simplify, and optimize Return on Invested Capital (ROIC) for multifamily owners across the nation, leveraging data-driven insights and proven strategies.

During his 10-year hedge fund tenure, Yuriy invested out of multi-billion dollar market-neutral portfolios at Man Investments and Citadel Investment Group where he led investments across an array of commoditized industries spanning the perimeter of the CRE industry. This experience provides a highly effective playbook for data-science integration, cyclical investing, and how to win in commoditized markets.
CO-FOUNDER & CIO OF PRIOR MULTIFAMILY INVESTMENT FIRM
Co-founded Olive Tree Holdings in 2017 and served as its Chief Investment Officer from inception to departure in April 2023 where he helped to build a series of related businesses concentrated on Multifamily CRE that utilized data-centric underwriting to help scale those businesses from 0 to 17,000 apartments in 6.5 years.
As Co-founder & CIO he co-led a team in the acquisition of 17,000 units; monetized 6,700 units at an average gross equity IRR of ~55%: outperforming all of the 20 largest CRE funds across 2017 - 2020 vintages (as per Pitchbook). This investment track record, generated on all deals monetized through May 2023, outperformed median fund performance for the same fund cohort by ~30% on an annualized basis, using conventional fund fee waterfalls.
